The move up here is usually within the neighborhood
Most people trading up in Westchester aren't leaving. They're moving from the tract south of Manchester into Kentwood, below the LMU bluff.
That's a real step: wider lots, more renovated stock, and less aircraft impact. It's also the single most competitive move in the neighborhood, because a lot of people are trying to make it at the same time and the inventory is smaller than the demand.
The advantage you have is that you already live here. You know which streets are genuinely quieter, and you aren't learning the neighborhood on a Sunday afternoon while competing against people who are.
Your current home is half of this
The number your house sells for sets the budget for the next one, so getting it right matters twice.
Westchester is two markets and a blended valuation is wrong in both directions. If you're selling south of Manchester, your price is affected by position relative to the runways and by whether sound insulation work has been done, and neither of those is visible in an automated estimate. Both belong in the marketing, as well as in the required disclosures, which always happen.
A proper valuation comes before any of the fun part.
Decide the sequence before you tour anything
Sell first and you know your number, you buy without a contingency, and your offers are much stronger in exactly the competitive pocket you're trying to enter. The cost is that you may need somewhere to live in between.
Buy first and you move once on your own schedule. The cost is carrying two properties briefly and writing an offer that has a condition attached, which is weaker where you most need strength.
There's no universally right answer. It depends on your equity, your financing, and how much uncertainty you can carry, and we work it through with your real numbers before anything is listed or toured.
The general version is on trading up, and here's how selling here works. Call 310.708.7717 or get in touch.
Frequently Asked Questions
Should I sell first or buy first when moving into Kentwood?
Kentwood is competitive, and a non-contingent offer is materially stronger there, which argues for selling first. Against that, you may need somewhere to live in between. We run both against your actual equity and financing before you tour anything.
How much more is Kentwood than south of Manchester?
Enough that it's a genuine step rather than a lateral move. Wider lots, more renovated stock, and less aircraft impact all price in. The specific gap depends on the two properties, which is what a proper valuation on yours establishes.
Does soundproofing add to what I can sell for?
It can, materially, and it's one of the things an automated estimate can't see at all. If work has been done it belongs in the marketing, not only in the required disclosures.

What move-up buyers looks like in Westchester
The LMU and LAX neighborhood, with post-war single-family homes with real front lawns, 12 minutes from Manhattan Beach, Venice, or Culver City.
Westchester is the Westside house that first-time and move-up buyers can actually reach, and the jet-noise story deserves a proper explanation.
- The homes
- 10.8 square miles of post-war single-family tract homes on quiet, tree-lined streets. Kentwood, north of Manchester and west of Sepulveda below the LMU bluff, is the prized pocket. Wider lots, more renovated homes, highest prices. South of Manchester is the broader tract, more entry-level, and more noise-impacted moving toward the runways.
- Why people choose it
- First-time and move-up buyers who want a real front lawn and driveway on the Westside, plus relocation buyers looking for an actual house rather than a condo.
- Schools people ask about
- Loyola Marymount University sits on the bluff above the neighborhood. LAUSD serves the residential areas. Confirm assignment by address.
- Getting around
- Manchester and Sepulveda are the main arterials. LAX frames the southern edge, Westchester Parkway runs along the bottom of the residential tract.
- Nearby
- LMU on the bluff, Playa del Rey to the west, Playa Vista and Del Rey to the north, Inglewood and Lennox to the east.
- The trade-off
- Jet noise. It shapes list price, soundproofing, and title disclosures including avigation easements. It's the reason the value is here, and buyers deserve it explained properly rather than glossed over.
