What Your Home Is Worth in Westchester
A real number from someone who has walked the street, rather than an automated estimate from someone who hasn't.

Why automated estimates struggle here
An automated estimate finds properties that look similar on paper. In Westchester that produces a number that's frequently wrong, for two reasons it can't see.
The first is that it lumps Kentwood in with the tract south of Manchester. Those are different markets with different buyers and different prices, and no amount of square-footage matching fixes that.
The second is soundproofing. Two houses on the same block, same size, same year, can be worth materially different amounts because one has had substantial sound insulation work and one hasn't. That isn't a field in any public dataset.
What actually sets the number
Which pocket you're in, precisely. Kentwood below the LMU bluff behaves differently from the broader tract, and position relative to the runways matters street by street rather than by neighborhood.
Whether sound insulation work has been done, and how well. Lot width, which varies more here than buyers expect. Condition and the quality of any renovation, because this is largely original post-war stock and the gap between a real renovation and a cosmetic one shows up immediately in offers. And what the title carries, including any avigation easement.
What you get
A written analysis built from comparables chosen on purpose rather than by radius, with the reasoning shown, and with pocket and noise exposure treated as the real variables they are. An honest read on condition, and what's worth doing before listing against what isn't.
No obligation and no pressure. Asking a year or two ahead of a move is the sensible time to ask.

Frequently Asked Questions
Why is my online estimate so different from my neighbor's?
Usually because the model is blending pockets that behave as separate markets, or because it can't see soundproofing. Two similar houses a block apart can genuinely be worth different amounts here for reasons no public dataset records.
Does an avigation easement lower my value?
It's part of why Westchester is priced where it is relative to the rest of the Westside, and many homes here carry one, so it isn't the differentiator between you and your neighbor. Position relative to the runways and what has been done about noise matter far more.
Do I need to be selling to ask for one?
No. Most people who ask are a year or more out. A valuation and a plan cost nothing and make the eventual decision much easier.
Westchester
What home value looks like in Westchester
The LMU and LAX neighborhood, with post-war single-family homes with real front lawns, 12 minutes from Manhattan Beach, Venice, or Culver City.
Westchester is the Westside house that first-time and move-up buyers can actually reach, and the jet-noise story deserves a proper explanation.
- The homes
- 10.8 square miles of post-war single-family tract homes on quiet, tree-lined streets. Kentwood, north of Manchester and west of Sepulveda below the LMU bluff, is the prized pocket. Wider lots, more renovated homes, highest prices. South of Manchester is the broader tract, more entry-level, and more noise-impacted moving toward the runways.
- Why people choose it
- First-time and move-up buyers who want a real front lawn and driveway on the Westside, plus relocation buyers looking for an actual house rather than a condo.
- Schools people ask about
- Loyola Marymount University sits on the bluff above the neighborhood. LAUSD serves the residential areas. Confirm assignment by address.
- Getting around
- Manchester and Sepulveda are the main arterials. LAX frames the southern edge, Westchester Parkway runs along the bottom of the residential tract.
- Nearby
- LMU on the bluff, Playa del Rey to the west, Playa Vista and Del Rey to the north, Inglewood and Lennox to the east.
- The trade-off
- Jet noise. It shapes list price, soundproofing, and title disclosures including avigation easements. It's the reason the value is here, and buyers deserve it explained properly rather than glossed over.
