Selling Your Home in Westchester
I don't just list your home. I launch it. Every listing, at every price point.

Price the pocket, not the neighborhood
Selling your home in Westchester starts by setting aside the neighborhood-wide number. 10.8 square miles is too much ground for one number to mean anything.
Kentwood, below the LMU bluff, carries the highest prices in the area on wider lots with more renovated stock. The tract south of Manchester is a different buyer at a different price, and the aircraft impact increases toward the runways. A valuation that blends the two is wrong in both directions, and it's the most common reason a Westchester listing either draws fewer showings than it should or leaves money behind.

Answer the noise question before a buyer asks it
Every buyer already knows about the airport. What they don't know is where your specific house sits, and whether anything has been done about it.
So we lead with it. If your home has had sound insulation work, that's a material asset and it belongs in the marketing as well as in the required disclosures, which always happen. If it carries an avigation easement, that's normal here and it's better named early than discovered in the preliminary title report by a buyer who then feels managed.
Buyers told the trade-off up front tend to accept it. Buyers who feel it was withheld renegotiate or walk, and that's where sellers actually lose money.
What the launch includes
Professional photography and video, a property website of its own, and a paid digital campaign that goes live the day the listing does. Staging consultation and full vendor management, so you aren't scheduling contractors around your own job.
Before that I walk the property and give you a straight answer on what will return more than it costs. Ask me about something that won't, and I'll tell you why. In this neighborhood that list is often a long one.
The full method is on the process page, and the general version on selling your home. If you're moving out of a long-held family home, downsizing covers that situation directly.

Frequently Asked Questions
Does jet noise mean I have to discount my home?
It's already reflected in what Westchester costs relative to the rest of the Westside, which is the reason buyers come here. What actually costs you money is a buyer discovering the extent of it late. Named early and priced honestly, it's a trade buyers accept.
Should I mention the avigation easement in the listing?
Yes. It's recorded on title and every buyer's agent will find it. Naming it early filters out people who were never going to close and builds credibility with the ones who will.
Is soundproofing worth doing before I sell?
Sometimes, and it depends on your specific house and what's already there. It's exactly the kind of question the condition walk answers before you spend anything, rather than after.
Westchester
What selling your home looks like in Westchester
The LMU and LAX neighborhood, with post-war single-family homes with real front lawns, 12 minutes from Manhattan Beach, Venice, or Culver City.
Westchester is the Westside house that first-time and move-up buyers can actually reach, and the jet-noise story deserves a proper explanation.
- The homes
- 10.8 square miles of post-war single-family tract homes on quiet, tree-lined streets. Kentwood, north of Manchester and west of Sepulveda below the LMU bluff, is the prized pocket. Wider lots, more renovated homes, highest prices. South of Manchester is the broader tract, more entry-level, and more noise-impacted moving toward the runways.
- Why people choose it
- First-time and move-up buyers who want a real front lawn and driveway on the Westside, plus relocation buyers looking for an actual house rather than a condo.
- Schools people ask about
- Loyola Marymount University sits on the bluff above the neighborhood. LAUSD serves the residential areas. Confirm assignment by address.
- Getting around
- Manchester and Sepulveda are the main arterials. LAX frames the southern edge, Westchester Parkway runs along the bottom of the residential tract.
- Nearby
- LMU on the bluff, Playa del Rey to the west, Playa Vista and Del Rey to the north, Inglewood and Lennox to the east.
- The trade-off
- Jet noise. It shapes list price, soundproofing, and title disclosures including avigation easements. It's the reason the value is here, and buyers deserve it explained properly rather than glossed over.
