Selling Your Home

I don't just list your home. I launch it. Every listing, at every price point.

Every listing gets the full treatment

My best marketing isn't saved for the most expensive listings.

Every First Key Pacific listing launches with the same standard, because your home deserves buyers who see it at its best, wherever it's priced. The photography, the video, the custom website and the paid digital campaign aren't tiers. They're what happens.

What launching actually means

Professional photo, video and drone. Magazine-quality photography, a walkthrough video, and drone coverage of the home and the neighborhood around it. The neighborhood is half of what a buyer is purchasing, so I show it.

A custom property website. Your home gets its own site and digital brochure rather than a page on somebody else's. That's what gets shared, what buyer agents receive, and what runs in the ads.

An AI-driven digital launch. Targeted paid campaigns, retargeting, and audience targeting that put your home in front of people whose behavior says they're actually shopping in your price band and your part of the city. On day one, on every listing.

MLS and syndication on their own are distribution, not a launch. Every listing I take gets both, with the campaign on top.

You never lift a finger

Cleaning, repairs, and sign installation. I coordinate every vendor and I handle the staging myself, which is what concierge means here and why it's included rather than sold as an upgrade.

Before any of it, I walk the property. My years around a contracting business mean the pre-listing condition review catches what a buyer's inspector would find later, when it costs you leverage instead of a phone call. You get a straight answer on what's worth fixing, and if you ask about something I haven't recommended, I'll tell you why it won't return what it costs.

Three pricing strategies, and you decide

You see three honest strategies with the real tradeoff attached to each: test the ceiling, match the market, or price to create competition.

I recommend one and explain my reasoning. You decide. Then I carry out whichever one you pick with the same commitment. What I won't do is name a number to win your listing and spend the next two months asking you to reduce it.

What it actually costs to sell

Four groups of costs come out of your sale price: commission, transfer tax, escrow and title fees, and getting the home ready. Most of the Westside is inside the City of Los Angeles, where the county and city transfer taxes together come to $5.60 for every $1,000 of the price. Homes inside the city that sell for more than $5.4 million also owe the ULA tax, a city tax of 4% of the whole price.

Before you list, you get a written net sheet with every cost itemized and the amount that reaches your account. The Westside Home Seller's Guide walks through each cost step by step, including exactly how the ULA tax works.

An update every Monday

Every Monday you get showing feedback, what the campaign is doing, market movement, and what I recommend this week. Proactive, on a schedule, whether the news is good or not.

The comparative market analysis is refreshed monthly until it sells, because a price that was right in March isn't automatically right in June. You should never have to call your agent to find out what's happening with your house.

Luxury listings, elevated further

For homes that warrant it, KW Luxury International adds cinematic video and lifestyle photography, confidential handling where discretion matters, and coordinated feature placement.

The luxury elevation is included rather than charged as an upgrade.

Questions

Frequently Asked Questions

What does it cost to list with you?

Your fee appears on your estimated proceeds sheet, line by line, next to every other cost of selling, and I walk you through all of it when we meet. Nothing shows up later as a surprise. Everything on this page is included, and none of it is an extra charge.

Do I need to make repairs before listing?

Usually fewer than you think, and rarely the ones people expect. The pre-listing condition walk produces a straight answer on what will return more than it costs. Ask about something that won't and I'll explain why. I coordinate whatever is worth doing.

How often will I hear from you?

Every Monday, without you having to ask. Showing feedback, what the digital campaign is doing, market movement, and a recommendation for the week. Plus whenever something happens that can't wait until Monday.

What does your marketing include?

Professional photography, video, and drone coverage; a custom property website and digital brochure; and an AI-driven digital launch with targeted paid campaigns, on day one, on every listing.

How is the price set?

You see three honest strategies with the trade-offs attached: test the ceiling, match the market, or price to create competition. I recommend one and explain why, and you decide. I won't name a number just to win your listing.

Is luxury marketing an extra charge?

No. For homes that warrant it, KW Luxury International adds cinematic video, confidential handling, and feature placement, and it's included.
