What Your Home Is Worth

A real number from someone who has walked the street, rather than an automated estimate from someone who hasn't.

Why an automated estimate misses

An online estimate is a formula applied to your address. It doesn't know that the house two doors down sold with a permitted addition, or that yours backs onto the Ballona Creek path, or that the comparable it just used is on the loud side of a runway approach and yours isn't.

Those distinctions aren't rounding errors. They're the difference between two numbers that look similar and behave completely differently.

What you actually get

A comparative market analysis built from current comparable sales, with the reasoning shown rather than just the number. You should be able to judge the logic for yourself rather than take a figure on trust.

It covers what recently sold nearby and why those homes are or aren't genuinely comparable to yours, what's currently competing with you, local pricing trends at neighborhood level rather than city level, and what condition work would and wouldn't return more than it costs.

Free, and genuinely no obligation

Plenty of sellers get a valuation a year or two before they move, and that's a completely sensible thing to do. Knowing your number changes how you think about the rest of your finances.

There's no follow-up pressure campaign attached. If the answer is that now isn't the moment, that's a useful answer and I'll say so.

Questions

Frequently Asked Questions

Is the valuation really free?

Yes, and there's no obligation attached. Many sellers get one well before they're ready to move, which is a sensible thing to do.

How is this different from a Zillow estimate?

An automated estimate applies a formula to your address. It can't know about a permitted addition two doors down, which side of a runway approach a comparable sits on, or whether a nearby sale involved a ground lease. Those are exactly the things that move the number, wherever the house is.

How long does it take?

A short conversation about the property, then a walk through it. The analysis follows shortly after, with the reasoning attached so you can judge it rather than just accept it.

What will the valuation include?

A comparative market analysis built from current comparable sales, with the reasoning shown: what sold nearby and why it is or isn't truly comparable, what's competing with you now, neighborhood-level trends, and what condition work would and wouldn't return more than it costs.

Is it too early if I'm not moving for a year or two?

No. Plenty of sellers get a valuation well before they move, and knowing your number changes how you think about the rest of your finances.

Will I get follow-up pressure afterward?

No. There's no pressure campaign attached. If the answer is that now isn't the moment, I'll say so.
