Selling a Home During Divorce in Westchester
A sale where two people have to agree, handled neutrally, with clear communication to both parties.

A blended number is wrong in both directions
For most couples in Westchester the house is the largest asset being divided, which means the valuation isn't a formality. It's the thing everything else is calculated from.
Westchester isn't one market. Kentwood, below the LMU bluff, carries the highest prices on wider lots with more renovated stock. The tract south of Manchester is a different buyer at a different price, with more aircraft impact toward the runways. A figure that blends the two is wrong in both directions.
Whether sound insulation work has been done is the other large variable, and it appears in no public dataset. Two houses on the same block can be worth materially different amounts because of it.
One analysis, shown to both of you
Where two people and often two attorneys are relying on a number, it needs the reasoning attached rather than a confident figure with nothing behind it. Which comparables, why those, how pocket and noise exposure were treated, and where the range sits.
Both parties receive it at the same time, in writing. Two agents producing two convenient numbers from two radius searches is how an ordinary sale becomes a long dispute, and it's entirely avoidable.
How the sale is handled
Everything goes to both parties together, at the same moment. Showing feedback, offers, recommendations. Decisions needing agreement arrive as options with tradeoffs attached rather than as a recommendation one of you has to push back on. Where attorneys are involved I coordinate with them rather than around them.
Preparation, vendors, photography, and the launch are handled so neither of you is managing contractors right now. The condition walk also stops either party spending on work that won't come back, which is a common flashpoint when one person wants to renovate first. Here's how a standard sale runs here.
Any avigation easement on title is disclosed properly and early, as it would be in any sale here. Confidentiality is assumed rather than requested. The wider version is on selling a home during divorce. Start with a valuation or get in touch, and call 310.708.7717.
Frequently Asked Questions
Why did we get two very different valuations?
Usually because one or both blended Kentwood with the tract south of Manchester, which behave as separate markets, or because neither accounted for sound insulation work. One analysis with the comparables and reasoning shown to both of you tends to close the gap.
One of us wants to renovate first. Is that worth it?
Usually less than expected. Buyers here often want a solid post-war house to make their own and don't pay back cosmetic updating. The condition walk settles it with evidence before anyone spends, which is better than settling it as an argument.
Do you represent one of us?
I represent the sale for both of you together, as the owners. How that representation is set up is confirmed in writing at the start, with your attorneys where they're involved. Both of you get the same information at the same time, in writing where it matters, because communicating through one owner turns every ordinary decision into a dispute about process.
Westchester
What divorce sales looks like in Westchester
The LMU and LAX neighborhood, with post-war single-family homes with real front lawns, 12 minutes from Manhattan Beach, Venice, or Culver City.
Westchester is the Westside house that first-time and move-up buyers can actually reach, and the jet-noise story deserves a proper explanation.
- The homes
- 10.8 square miles of post-war single-family tract homes on quiet, tree-lined streets. Kentwood, north of Manchester and west of Sepulveda below the LMU bluff, is the prized pocket. Wider lots, more renovated homes, highest prices. South of Manchester is the broader tract, more entry-level, and more noise-impacted moving toward the runways.
- Why people choose it
- First-time and move-up buyers who want a real front lawn and driveway on the Westside, plus relocation buyers looking for an actual house rather than a condo.
- Schools people ask about
- Loyola Marymount University sits on the bluff above the neighborhood. LAUSD serves the residential areas. Confirm assignment by address.
- Getting around
- Manchester and Sepulveda are the main arterials. LAX frames the southern edge, Westchester Parkway runs along the bottom of the residential tract.
- Nearby
- LMU on the bluff, Playa del Rey to the west, Playa Vista and Del Rey to the north, Inglewood and Lennox to the east.
- The trade-off
- Jet noise. It shapes list price, soundproofing, and title disclosures including avigation easements. It's the reason the value is here, and buyers deserve it explained properly rather than glossed over.
