Selling a Home During Divorce in Playa Vista

A sale where two people have to agree, handled neutrally, with clear communication to both parties.

The monthly cost doesn't pause

In Playa Vista there's a practical pressure that other neighborhoods don't apply in the same way. The carrying cost is high and it keeps running.

HOA dues, and in much of Phase 1 a Mello-Roos special tax on top of regular property tax, accrue every month regardless of where the conversation has gotten to. Both names are usually still on all of it.

That isn't a reason to rush a decision, and I won't use it as one. It's a reason to know the number early, so a delay is a choice you're both making with the cost visible rather than one that quietly accumulates while something else is being worked out.

A number that survives two attorneys

Playa Vista looks like the easiest place on the Westside to value, which is exactly why the automated figures mislead. Lots of comparable units and clean data, but the models can't see whether a unit carries Mello-Roos, what the HOA dues are, which floor it's on, or what it looks out at.

Where two people are relying on the figure, it needs the reasoning attached: which units were used, how phase and carrying cost were handled, and where the range sits. Both parties receive it at the same time, in writing.

Getting the HOA document package ordered early also prevents the most common escrow delay here, which matters more than usual when a delay costs both of you every month.

How the sale is handled

Everything goes to both parties together and at the same moment. Decisions needing agreement come as options with tradeoffs attached. Where attorneys are involved I coordinate with them rather than around them.

Preparation, photography, the property site, and the paid launch are handled. In a neighborhood of near-identical floor plans that presentation is most of what separates your unit from the one two floors up, so it's worth doing properly even when nobody has the appetite for a project. Here's how a standard sale runs here.

Confidentiality is assumed rather than requested. The wider version is on selling a home during divorce. Start with a valuation or get in touch, and call 310.708.7717.

Frequently Asked Questions

Who pays the HOA and Mello-Roos while we decide?

That's between you, your attorneys, and any court order, and it isn't something I would advise on. What I can do is make sure you both know the real monthly figure, so a delay is a decision you're making with the cost visible.

Why is the online estimate for our unit unreliable?

Because it can't see Mello-Roos, HOA dues, floor, or exposure, and those are exactly what separate two otherwise identical units here. Where two people are relying on a number, it needs the reasoning shown rather than a figure with nothing behind it.

Can this be handled discreetly in a building where people talk?

Yes, and it's a fair concern in a dense neighborhood. Nothing about your circumstances belongs in the marketing, and the listing is presented on the merits of the home like any other.

Playa Vista

What divorce sales looks like in Playa Vista

A 1,000-acre master-planned community on the former Hughes Aircraft campus, and the only Westside neighborhood designed from a clean sheet in the last 25 years.

Playa Vista is walkable, dense, and amenity-loaded, with two transaction issues every buyer needs explained rather than discovered.

The homes
Phase 1 (roughly 2003 to 2012) is the Concert Park, Crescent Park, and Runway core. Mediterranean and California Craftsman condos and lofts from about 600 to 1,800 sq ft, townhomes, and a small number of detached homes. Phase 2, the Village at Playa Vista (roughly 2014 to 2020), is more modern, generally larger, and carries no Mello-Roos special tax because the developer paid infrastructure up front.
Why people choose it
Buyers who want walkable, lock-and-leave living close to the employers in and beside the neighborhood.
Schools people ask about
The neighborhood has its own ZIP, 90094. Confirm LAUSD assignment by address rather than assuming it follows the ZIP.
Getting around
Jefferson Boulevard divides Phase 1 from Phase 2, between Lincoln and Centinela. Built for walkability with structured underground parking and tight street grids.
Nearby
Google's office in the 319,000-square-foot former Spruce Goose hangar on the Hercules Campus, the Runway retail district, and Concert Park. Playa del Rey and the beach sit to the south and west.
The trade-off
Two things every Playa Vista transaction must address: methane mitigation systems (the land is former oil field and wetland) and Mello-Roos special taxes in much of Phase 1. Neither kills a deal. Both confuse buyers when nobody explains them.
