Selling Your Home in Marina del Rey
I don't just list your home. I launch it. Every listing, at every price point.
The first question your buyer will ask
Selling your home in Marina del Rey starts with one line in the marketing that most listings bury or omit: is this fee simple, or is it on a County ground lease, and what's the remaining term.
If you own the land, say so loudly. In this market that's a genuine differentiator and it widens your buyer pool immediately, because it removes the financing friction that narrows everyone else's.
If you're on a lease, the answer isn't to hide it. It's to lead with the remaining term, price to it honestly, and market to buyers and lenders who already understand leasehold. A buyer who finds out in escrow renegotiates or walks. A buyer who knew on day one and chose to proceed closes.

Who the listing has to reach
Three groups, and they want different things from the same listing.
Boat owners, who are buying proximity to a slip and will read the harbor access before they read the kitchen. Downsizers who want lock-and-leave, for whom the HOA, the security, and being able to travel for a month matter more than square footage. And buyers trading a yard for water frontage, who need to be shown the water as a daily reality rather than a view line in the copy.
The Silver Strand behaves differently again. It turns over slowly, so a sale there has a smaller, more specific audience and should be marketed as one.
What the launch includes
Professional photography and video, a property website of its own, and a paid digital campaign that goes live the day the listing does. For a Marina property the campaign matters more than usual, because it puts the home in front of people who weren't actively searching yet and would move for the right property.
Before any of that I walk the property and give you a straight answer on what's worth fixing because it returns more than it costs. Ask about something that won't, and I'll tell you why. Then I coordinate the vendors so you aren't doing it.
The full method is on the process page and the general version on selling your home. If you're downsizing out of a house into this market, the downsizing page is written for that.

Frequently Asked Questions
Does a ground lease make my home harder to sell?
It narrows the buyer pool and the lender pool, so it needs to be priced and marketed for that rather than for the wider market. Handled openly from day one it sells. Handled as something to explain later, it usually costs you a renegotiation or a fallen-through escrow.
Should I mention the remaining lease term in the listing?
Yes, prominently. Every serious buyer and every lender will find it anyway. Leading with it filters out the people who were never going to close and builds credibility with the ones who will.
Is my HOA going to be an issue for buyers?
For lock-and-leave downsizers it's often a selling point rather than an obstacle, so it should be presented that way. What causes problems is an incomplete document package. Getting those in order before listing prevents the most common escrow delay.
Marina del Rey
What selling your home looks like in Marina del Rey
The largest man-made small-craft harbor in North America, with roughly 5,000 slips, and 41% of the community's area is water.
Marina del Rey runs on one structural fact most buyers never hear until escrow: much of the waterfront land is County-owned and ground-leased.
- The homes
- High-rise and mid-rise condos along the Admiralty Way arc and the Marina Pointe Drive cluster, harbor-front condos on the Via Marina corridor, and single-family beach homes on the Marina Peninsula and the gated Silver Strand. Locals describe location by the finger-strips: Bali, Mindanao, Fiji, Bora Bora, Tahiti, Marquesas, Panay, Palawan.
- Why people choose it
- Buyers who want lock-and-leave living, harbor access, or water frontage in place of a yard. The Silver Strand turns over slowly.
- Schools people ask about
- LAUSD serves the area, but note that Marina del Rey proper is unincorporated County while the Marina Peninsula is City of LA. The boundary matters for more than schools.
- Getting around
- Admiralty Way arcs north of the harbor between Washington and Lincoln. Lincoln Blvd is the inland spine. Washington Blvd runs west to the Venice beach end.
- Nearby
- Burton Chace Park at the tip of Mindanao, Mother's Beach for calm no-surf swimming, Fisherman's Village on Fiji Way, and Venice immediately north.
- The trade-off
- Marina del Rey isn't a city. No city council, no city building department, no LAPD. It's LA County Sheriff, County Fire, and County Beaches and Harbors, overseen by the County Board of Supervisors. Ground leases on some buildings affect financing and resale in ways fee-simple buyers don't expect.
