Buying a Home
A guided process from the first conversation to keys in hand, with a concierge standard at every price point.

It starts with a real conversation
Before the first showing, we sit down for a buyer consultation, in person or on Zoom. We cover what you want, what your budget genuinely buys in the neighborhoods you're considering, and exactly how the path from today to closing works.
Clear answers, no surprises, and no pressure to go faster than you want to. Some buyers leave that meeting ready to tour next weekend. Others decide the timing is a year out, which is a perfectly good outcome and not a wasted hour.
Start with a consultation

What you're actually buying, market by market
On the Westside, six neighborhoods within a few miles of each other behave like six different markets. The difference between them isn't taste, it's structure, and it's where most buyer money is won or lost.
A Marina del Rey condo may sit on County ground-leased land, which changes how it finances and how it resells. A Playa Vista home in Phase 1 carries a Mello-Roos special tax that Phase 2 doesn't, so comparing two listings on price alone will mislead you. A Del Rey house may show a Marina del Rey mailing address and be neither. A Westchester street may be under a runway approach with an avigation easement recorded in title.
In Southwest Riverside County, the questions are different but carry the same weight. Which side of the I-15 and I-215 split a Murrieta address sits on can affect a commute more than the mileage does, and acreage on the La Cresta plateau has a much smaller buyer pool when it's time to sell again. I also work with buyers in Menifee and Temecula, as well as clients whose search takes them elsewhere in Southern California.
None of that's in the photographs. All of it changes what a home is worth to you specifically.
What's included, start to finish
Neighborhood education. You get in-depth guidance on the Westside communities and on Southwest Riverside County, plus Orange County when your search goes wider. We cover the commutes, how school assignment works, and the honest tradeoffs between one area and the next.
A search built around you. Matched to your criteria and refreshed as the market moves, with private and group showings on your schedule.
Offer strategy and negotiation. Backed by my years around a contracting business and in a legal office. I have won for buyers in competitive multiple-offer situations, including a first-time buyer whose offer was selected out of thirteen.
Inspections and contingencies. Inspection coordination, response strategy, and clear guidance on every contingency, so you always know what you're agreeing to and why.
Through closing and beyond. Final walkthrough, closing support, vendor referrals for whatever the home needs, and a relationship that continues after the keys change hands.
How representation works, and what it costs
Before showings begin you sign a Buyer Representation and Broker Compensation Agreement, the BRBC. It puts in writing what I do for you and how I'm paid, before you've seen a house.
My compensation is agreed with you in that document. Real estate fees aren't set by law and aren't fixed by any board, association or brokerage. They're negotiable between you and the agent you hire. Where possible, I work to have the seller cover all or part of it on your behalf, negotiated property by property rather than promised in advance.
Questions
Frequently Asked Questions
Do I need to be pre-approved before we look at homes?
Before active showings, yes, and it's for your protection. It means you never fall in love with a home you can't write on, and in a competitive situation a buyer without solid pre-approval isn't really competing. I'll connect you with lenders I trust.
How is the Westside different from buying elsewhere in Los Angeles?
Structurally, more than most buyers expect. Ground leases in Marina del Rey, Mello-Roos in part of Playa Vista, avigation easements in parts of Westchester, and mailing addresses in Del Rey that name a different neighborhood. Each of those changes financing, cost, or resale, and none of them appears in a listing photo.
Can you help if I'm buying outside the Westside?
Yes. I work across Los Angeles County, including Long Beach, the Hollywood Hills, Century City and Westwood, and I also work with buyers in Southwest Riverside County and Orange County.
