Temecula Wine Country · CA

Temecula Wine Country Real Estate

Vineyards, estate properties and rolling hills, with Old Town Temecula and its neighborhoods minutes away.

Why people look out here

Temecula Wine Country is usually the reason people start looking at this part of Southern California. Many of them have spent a weekend among the vineyards and started wondering what it would be like to live there.

The wine country sits just east of the city of Temecula, and the two work together: the estates and vineyard properties on one side, and the neighborhoods, schools and shopping of Temecula on the other. I represent buyers and sellers in both.

Buying in the wine country itself

Much of the wine country sits outside the city limits, in unincorporated Riverside County, and that changes how a property works. Parcels are larger, some homes run on a well or a septic system instead of city water and sewer, and land use follows the county's plan for the wine country rather than city zoning.

None of that is a reason to hesitate. It is a reason to ask the right questions before you write an offer: what the water source is, what the parcel is allowed to be used for, and what it costs to maintain the land around the house.

Temecula itself

Not everyone who falls for the wine country wants to live on acreage. The city of Temecula is mostly master-planned neighborhoods, with older homes nearer Old Town and newer development to the east and south. It's close enough to the vineyards to enjoy them on a Saturday.

Temecula Valley Unified School District serves the city. As everywhere, confirm the school assignment by address rather than by tract name.

Getting around

The I-15 runs through Temecula and is the main route in and out. It sits at the southern end of the Southwest Riverside corridor, the closest of the group to the San Diego County line. Wine country roads are rural two-lane roads, so drive the route at the times you would actually use it.

Calling from Los Angeles

A good share of the people who call me about Temecula Wine Country are calling from Los Angeles. They have visited the wineries, started thinking about what the next chapter looks like, and are doing the math.

What they usually want to know is what selling on the Westside would buy out here. That is the right question to ask early, because the answer shapes the timing of everything else, and I can help with both sides of that move.

Buying or selling here

I represent buyers and sellers across the wine country and Temecula, and in Murrieta, La Cresta and Menifee nearby.

Sellers get a full AI-driven digital launch on every listing, professional photography and video, a custom property website, concierge vendor management, and an update every Monday.

Frequently Asked Questions

Is the wine country part of the city of Temecula?

Mostly not. Much of it sits in unincorporated Riverside County, just east of the city. That affects things like water, sewer and land use, so it is worth checking for each property rather than assuming.

Should I buy in the wine country or in Temecula itself?

It depends on how you want to live day to day. The wine country offers space, views and a rural setting. The city offers neighborhoods, schools and shorter drives to everyday errands. Many buyers visit both before deciding.

Do you work in both the wine country and Temecula itself?

Yes. I represent buyers and sellers across the wine country and throughout Temecula's neighborhoods, as well as in Murrieta, La Cresta and Menifee.
