Murrieta Real Estate
A Southwest Riverside County city on the I-15 and I-215 split, where I represent buyers and sellers.
Still here for Murrieta
I have long-standing client relationships in Murrieta. I still represent the clients I built that business with, and I'm not going anywhere.
Southwest Riverside County isn't a market I picked up recently. It's where my practice started.
What the housing stock is
Murrieta is predominantly master-planned residential built through the 1990s and 2000s, with newer tracts continuing since.
The value proposition against the coast isn't subtle: materially larger lots and more square footage per dollar than anywhere on the Westside. That gap is the whole reason people move between the two markets, in both directions.
The split that decides your commute
The I-15 and the I-215 split at Murrieta, and that's the defining practical fact of living here.
Which side of that split your house sits on matters more to a daily drive than the mileage does. Two homes that look equivalent on a map can be meaningfully different commutes depending on which freeway you feed onto and which direction you go. It's the first question worth asking about any Murrieta address, and it's the kind of thing you learn by driving it.
Schools
Murrieta Valley Unified School District serves most of the city.
As everywhere, confirm the assignment by address rather than by tract name or by what a neighbor tells you. Tract marketing names and school boundaries are set by different people and they don't always agree.
The honest tradeoff
Against the Westside you give up the coast and a short commute to Los Angeles jobs. You get materially more house, more land, and a different pace of life. Neither is better. They're different purchases.
Against Temecula, immediately south, the difference is mostly where you sit relative to the I-15 and which community feel you prefer. Temecula carries more name recognition, which shows up in price.
What's around it
Temecula immediately south, Menifee to the north, Wildomar northwest, and the Santa Rosa Plateau with La Cresta up the hill to the west. Temecula wine country sits beyond Temecula to the east.
La Cresta in particular is worth understanding as a separate market rather than as part of Murrieta, because it trades completely differently. There's a page on it.

Frequently Asked Questions
Is Murrieta or Temecula better?
Neither, and the honest answer is that they're more similar than different. What actually separates them is where you sit relative to the I-15 for your particular commute, and which community feel you prefer. Temecula has more name recognition, which cuts both ways on price.
How is the commute from Murrieta?
It depends heavily on which side of the I-15 and I-215 split you live on and which direction you travel. That single factor matters more than mileage, and it's the first thing worth checking on any address here.
Do you still work in Murrieta?
Yes. I still represent the clients I built that business with. Southwest Riverside County isn't a market I picked up recently. It's where my practice started.
