Investment Property in Marina del Rey
Market evaluation, off-market access, and honest buy-sell strategy for single-family and multi-unit investments.
Start with the ground lease, because it changes everything
Investors are drawn to Marina del Rey by the obvious things. Waterfront, a strong tenant pool, and unit prices that sometimes look low for the location.
Those low prices usually mean a County ground lease, and for an investment purchase that deserves more scrutiny than it gets. You'd own the improvement plus a remaining term, not the land. The term shortens every year.
That matters differently for an investor than for a resident. A shortening asset doesn't behave like appreciating real estate over a long hold. Your financing is narrower, your eventual buyer pool is narrower still because theirs will be, and the exit gets harder rather than easier with time. For a buy-and-hold thesis that's a genuine structural problem, not a detail.
If the numbers still work, check these
The remaining term and what the lease permits. Read it. Some leases have provisions around transfer and use that matter a great deal to an investor and not at all to an owner-occupier.
Financing, before you fall for a unit. Fewer lenders write leasehold, and fewer still write it for a non-owner-occupier.
The full carrying cost. Ground rent sits on top of HOA dues. Both are your problem every month regardless of occupancy.
What the HOA permits. Rental restrictions, minimum lease terms, and caps on the number of rented units are common and they can make a plan unworkable. Read the documents, not the listing.
Where the case is usually cleaner
If you want Westside rental exposure and you want to own the land, Del Rey is the neighborhood where small multi-unit stock actually exists at a workable price, and you're buying dirt rather than a term.
Fee-simple property does exist in Marina del Rey, including on the Marina Peninsula, which is City of Los Angeles rather than unincorporated County. That's a different and often cleaner proposition, and it prices accordingly.
I would rather tell you the case is difficult than help you into a hold that gets harder every year. The general version is on investment property, and buying in Marina del Rey covers the lease question in full. Call 310.708.7717 or get in touch.
Frequently Asked Questions
Is a leasehold condo a bad investment?
It's a difficult long hold. The remaining term shortens every year, financing is narrower, and your eventual buyer faces the same constraints you do, so the exit gets harder over time rather than easier. It can still work on the right numbers, but it's a structural issue rather than a detail.
Can I rent out a Marina del Rey condo?
It depends on the HOA. Rental restrictions, minimum lease terms, and caps on rented units are common here and can make a plan unworkable. Read the governing documents before you offer, not after.
Where would you point an investor instead?
Del Rey, if you want Westside rental exposure and want to own the land. Small multi-unit stock genuinely exists there at a workable price. Fee-simple property in Marina del Rey is also a different and usually cleaner proposition than leasehold.

What investors looks like in Marina del Rey
The largest man-made small-craft harbor in North America, with roughly 5,000 slips, and 41% of the community's area is water.
Marina del Rey runs on one structural fact most buyers never hear until escrow: much of the waterfront land is County-owned and ground-leased.
- The homes
- High-rise and mid-rise condos along the Admiralty Way arc and the Marina Pointe Drive cluster, harbor-front condos on the Via Marina corridor, and single-family beach homes on the Marina Peninsula and the gated Silver Strand. Locals describe location by the finger-strips: Bali, Mindanao, Fiji, Bora Bora, Tahiti, Marquesas, Panay, Palawan.
- Why people choose it
- Buyers who want lock-and-leave living, harbor access, or water frontage in place of a yard. The Silver Strand turns over slowly.
- Schools people ask about
- LAUSD serves the area, but note that Marina del Rey proper is unincorporated County while the Marina Peninsula is City of LA. The boundary matters for more than schools.
- Getting around
- Admiralty Way arcs north of the harbor between Washington and Lincoln. Lincoln Blvd is the inland spine. Washington Blvd runs west to the Venice beach end.
- Nearby
- Burton Chace Park at the tip of Mindanao, Mother's Beach for calm no-surf swimming, Fisherman's Village on Fiji Way, and Venice immediately north.
- The trade-off
- Marina del Rey isn't a city. No city council, no city building department, no LAPD. It's LA County Sheriff, County Fire, and County Beaches and Harbors, overseen by the County Board of Supervisors. Ground leases on some buildings affect financing and resale in ways fee-simple buyers don't expect.
