What a Coming Soon Listing Does for Your Home Sale in Westside LA

The part sellers underestimate

Many homes go live on the MLS with freshly uploaded photos and no advance notice. If the price is right, buyers respond. If the price is slightly off, the listing draws fewer showings and loses momentum.

There is a different way. Before a home officially goes live on the market, there is a window where you can build genuine interest and reach the buyers who are most likely to make strong offers. That window is the Coming Soon phase, and it is one of the things I run on every listing as part of the Two-Week Launch Plan.

What Coming Soon actually means

Coming Soon is a formal listing status on the MLS. It lets agents and sellers announce that a home will be coming to market without it being officially active yet. Buyers can see it, inquire about it, and get on the notification list. Showings are typically limited or structured during this period, depending on MLS rules and what the seller wants.

The window is brief. MLS rules in California generally require that once you publicly market a home, it must go active within a defined timeframe. So the Coming Soon period is not an indefinite pre-market. It is a focused runway.

Why it matters for your sale

A Coming Soon status does something that a sudden active listing cannot: it gives motivated buyers time to prepare.

Buyers who are serious about your neighborhood have often been watching for months. When they see a Coming Soon sign or a digital ad for your address, they get their lender letter current, schedule time with their agent, and show up ready to make a decision when the home goes live. They are not browsing. They are prepared.

That preparation changes the dynamic when you go live. Instead of a slow trickle of showings, you can create a situation where multiple qualified buyers see the home around the same time. That tends to produce better offers, on better terms.

How I use it in the Two-Week Launch Plan

The Coming Soon phase is where the digital campaign starts. When I take on a listing, I do not wait for the active date to begin marketing. During the pre-launch window:

  • AI-targeted Meta ads go out to buyers who are already searching in your price range and neighborhood, telling them something they want is almost available.
  • A custom property website goes up, with photos and the full story of the home, so buyers who click through land somewhere real, not a generic portal listing.
  • Retargeting starts running, so buyers who visit the website see the home again as they continue their search.
  • My contact list of actively looking buyers in the area gets a direct note.

By the time the home goes active, the people who need to know about it already know about it.

What early interest does for your offers

When a buyer sees that others are interested, they tend to write with more conviction: cleaner offers, fewer contingencies, better terms. That comes from several prepared buyers seeing the home around the same time and knowing they are competing, not from interest trickling in one buyer at a time.

This is part of a larger launch

The Coming Soon phase is one piece of the First Key Launch, which covers the full digital marketing campaign: the custom property website, professional photo and video with drone and twilight, AI-targeted ad placement, and retargeting. A note on selling a home you have owned for years

If you have been in your home for a decade or more, the way you feel about it is different from how a buyer sees it. The Coming Soon window gives you time to step back, stage the home with me, get the media done, and present the home the way it deserves to be presented before anyone walks through the door. For long-held homes, that runway matters. There is no benefit to rushing the launch if you are not ready. The Two-Week Launch Plan creates structure so you know exactly what comes when, and nothing gets skipped.

If you want to talk it through

Selling is a long list of small decisions, and most sellers make them alone. That is the part First Key Pacific takes off your plate in Playa del Rey. When you are ready to talk it through, reach out and we will map it out properly.

Common questions

What is a Coming Soon listing status?
Coming Soon is a formal MLS listing status that allows agents and sellers to publicize an upcoming listing before it goes officially active. It is a pre-launch period used to build buyer interest and awareness before the first day on market.
Can buyers schedule showings during a Coming Soon period?
It depends on MLS rules and the seller's preferences. Some sellers allow limited pre-market showings; others use the Coming Soon period purely for awareness and hold showings until the active date. I typically hold showings for the official launch so that all interested buyers see the home at the same time, which preserves the competitive dynamic.
How long can a home stay in Coming Soon status in California?
MLS rules vary by organization, but Coming Soon periods are generally limited. Once a property is publicly marketed, the MLS typically requires it to go active within a defined timeframe. That is why the Coming Soon phase is a focused runway, not an extended pre-market period.
Does a Coming Soon campaign mean I will get multiple offers?
No outcome is certain in real estate. What the Coming Soon phase does is give prepared buyers advance notice so they show up to your launch ready to move. When several prepared buyers arrive at the same time, competition tends to follow. Price and condition still matter most.
Can I skip the Coming Soon pre-launch?
Yes. If you want to go active right away, we can skip a full pre-launch runway. The trade-off is that buyers who need time to prepare may miss the early window, which can reduce competition. I will walk you through the options during our first conversation so you can decide what fits your timeline.
