Probate and Trust Sales in Playa Vista

For executors and trustees: court and trustee timelines, a property that usually needs clearing, and one point of contact.

The estate is paying the carrying cost

Playa Vista was largely built from 2003 onward, so it produces fewer probate sales than the older Westside neighborhoods. When one does happen, it has a feature the others don't, and it's worth understanding on day one.

Every month the property is on the market, the estate pays HOA dues, and in much of Phase 1 a Mello-Roos special tax on top of regular property tax. That's a real, recurring cost falling on the estate rather than on anyone's patience.

It doesn't mean rushing. It means not creating avoidable delay, and the most avoidable delay here is documentary.

Order the HOA package before you list

Incomplete HOA document packages slow escrow in Playa Vista more than anything else, and for a trustee that delay is money.

Ordering them before listing, rather than after going into contract, is how you avoid that delay. The same goes for establishing clearly whether the unit carries Mello-Roos, because a buyer's lender qualifies them on the full monthly cost, and a buyer who discovers that figure during underwriting is a buyer who may not close.

If the unit is in Phase 2 and carries no Mello-Roos, that's a genuine advantage against much of the comparable inventory and it belongs in the marketing, not only in the required disclosures.

What I handle

Clearing, cleaning, and any repairs, coordinated here so a trustee or family elsewhere isn't managing it. Photography, video, a property site, and a paid launch, which matters more in a neighborhood of near-identical floor plans than almost anywhere else, because presentation is most of what separates your unit from the one two floors up.

Coordination with your attorney, the trustee, and escrow, plus the document work above, and a weekly update without you asking.

No timeline promises. Court and trustee schedules aren't mine to control, and I would rather tell you exactly where we are than give you a date I can't stand behind.

Frequently Asked Questions

Does the estate keep paying HOA and Mello-Roos while the unit is listed?

Yes, and it's a genuine recurring cost that falls on the estate. It's the main reason to avoid unnecessary delay, and the delay most within your control is having the HOA document package ready before listing rather than after.

How do we find out whether the unit has Mello-Roos?

It comes off the property's tax records and the disclosures, and it broadly tracks the phase, with much of Phase 1 carrying it and Phase 2 generally not. Confirm it on the specific unit, because it changes the monthly figure a buyer has to qualify for.

Everything looks the same in the building. How does ours stand out?

Presentation and marketing, mostly, since floor plans are often near-identical. Photography, video, a property site, and a paid launch do more here than in a neighborhood of distinct houses. Clean, accurate carrying-cost numbers also make yours the easiest one to underwrite.

Playa Vista

What probate & trust looks like in Playa Vista

A 1,000-acre master-planned community on the former Hughes Aircraft campus, and the only Westside neighborhood designed from a clean sheet in the last 25 years.

Playa Vista is walkable, dense, and amenity-loaded, with two transaction issues every buyer needs explained rather than discovered.

The homes
Phase 1 (roughly 2003 to 2012) is the Concert Park, Crescent Park, and Runway core. Mediterranean and California Craftsman condos and lofts from about 600 to 1,800 sq ft, townhomes, and a small number of detached homes. Phase 2, the Village at Playa Vista (roughly 2014 to 2020), is more modern, generally larger, and carries no Mello-Roos special tax because the developer paid infrastructure up front.
Why people choose it
Buyers who want walkable, lock-and-leave living close to the employers in and beside the neighborhood.
Schools people ask about
The neighborhood has its own ZIP, 90094. Confirm LAUSD assignment by address rather than assuming it follows the ZIP.
Getting around
Jefferson Boulevard divides Phase 1 from Phase 2, between Lincoln and Centinela. Built for walkability with structured underground parking and tight street grids.
Nearby
Google's office in the 319,000-square-foot former Spruce Goose hangar on the Hercules Campus, the Runway retail district, and Concert Park. Playa del Rey and the beach sit to the south and west.
The trade-off
Two things every Playa Vista transaction must address: methane mitigation systems (the land is former oil field and wetland) and Mello-Roos special taxes in much of Phase 1. Neither kills a deal. Both confuse buyers when nobody explains them.
