The sticker price isn't the number that decides this

Smaller Playa Vista condos look like a realistic first purchase, and sometimes they are. But the purchase price isn't what determines whether you qualify.

Much of Phase 1, roughly 2003 to 2012, carries a Mello-Roos special tax on top of regular property tax. Phase 2, the Village at Playa Vista, generally doesn't, because the developer paid that infrastructure cost up front. Jefferson Boulevard is the line between them.

Add HOA dues and two units with the same asking price can carry meaningfully different monthly costs. Your lender qualifies you on the full monthly figure, not the sticker. First-time buyers get caught by this more than anyone, because it's the one cost nobody warned them to ask about.

What you're actually buying

A 1,000-acre master-planned community on the former Hughes Aircraft campus, built from a clean sheet for walkability, with structured underground parking and a tight street grid. Units run roughly 600 to 1,800 square feet.

If you want to walk to dinner, the gym, and possibly your office, it's genuinely good at that, and the amenity set is real. If you want space, a yard, or an older home with character, this is the wrong neighborhood and it's better to know that now.

One more thing buyers assume: the 90094 ZIP doesn't settle school assignment. That follows the address. Confirm it for the specific unit.

How the search runs

We talk before I send listings, and here that conversation starts with your full monthly number rather than your purchase budget. Get that right and the search gets much shorter and much more honest.

Then lender introductions to people who close on time, and offers structured to win without stretching you. Every step explained before it happens rather than as it happens to you.

The general version is on first-time buyers. If a house rather than a condo is the goal, Westchester is the more realistic Westside entry point. Call 310.708.7717 or get in touch, and here's how buying in Playa Vista works.

Frequently Asked Questions

Will Mello-Roos affect what I can borrow?

Yes. Your lender qualifies you on the full monthly cost including the special tax and HOA dues, not on the purchase price. Two units at the same asking price can leave you qualifying for one and not the other. Check it on the specific unit before you get attached.

How do I know which phase a unit is in?

Jefferson Boulevard divides them, between Lincoln and Centinela. Phase 1 is roughly 2003 to 2012, Phase 2 roughly 2014 to 2020 and generally without Mello-Roos. Confirm on the property records rather than assuming from the address.

Is a Playa Vista condo a good first purchase?

It can be, if walkability and no maintenance are what you actually want and the monthly number genuinely works. If you want space or a yard, you'd be buying the wrong thing well, which is worse than buying nothing yet.

Playa Vista

What first-time buyers looks like in Playa Vista

A 1,000-acre master-planned community on the former Hughes Aircraft campus, and the only Westside neighborhood designed from a clean sheet in the last 25 years.

Playa Vista is walkable, dense, and amenity-loaded, with two transaction issues every buyer needs explained rather than discovered.

The homes
Phase 1 (roughly 2003 to 2012) is the Concert Park, Crescent Park, and Runway core. Mediterranean and California Craftsman condos and lofts from about 600 to 1,800 sq ft, townhomes, and a small number of detached homes. Phase 2, the Village at Playa Vista (roughly 2014 to 2020), is more modern, generally larger, and carries no Mello-Roos special tax because the developer paid infrastructure up front.
Why people choose it
Buyers who want walkable, lock-and-leave living close to the employers in and beside the neighborhood.
Schools people ask about
The neighborhood has its own ZIP, 90094. Confirm LAUSD assignment by address rather than assuming it follows the ZIP.
Getting around
Jefferson Boulevard divides Phase 1 from Phase 2, between Lincoln and Centinela. Built for walkability with structured underground parking and tight street grids.
Nearby
Google's office in the 319,000-square-foot former Spruce Goose hangar on the Hercules Campus, the Runway retail district, and Concert Park. Playa del Rey and the beach sit to the south and west.
The trade-off
Two things every Playa Vista transaction must address: methane mitigation systems (the land is former oil field and wetland) and Mello-Roos special taxes in much of Phase 1. Neither kills a deal. Both confuse buyers when nobody explains them.
