Single-story is worth more than you were told

Much of Del Rey is post-war single-story housing, and that matters in two directions when you're downsizing.

First, if stairs are the reason you're moving, you may not need to move at all. A single-story house on a flat lot is what a lot of people spend a year searching for. Worth confirming before you plan a whole relocation around a problem you may not have.

Second, if you're selling, single-story on a flat lot is a genuine asset in this market and it's frequently under-marketed. Many buyers search for it specifically.

Get the comparison set right

Del Rey is misidentified more than any other neighborhood on the Westside. Addresses carry mail city names that aren't Del Rey, and portions sit in 90230 and 90291 rather than the dominant 90066.

The practical result is that owners get numbers drawn from Culver City or the Marina, which are different markets. When that number is funding your next chapter, it needs to be built from the right comparison set rather than from a radius search around a ZIP.

The housing stock is also mixed here, with small apartment courts and light industrial blocks alongside the houses. What you own may be valued on different logic than you assume.

Sequencing and everything in the house

Sell first and move twice, or buy first and carry both briefly. Equity and financing decide which is realistic, and tax questions belong with your accountant rather than with me. We map it before anything is listed.

Then the belongings. Clearing, donation runs, repairs, and every vendor coordinated, handled rather than handed to you as a checklist. That's the part that postpones most downsizing moves by a year, and it's the easiest part to take off your plate.

If lock-and-leave is what you want, Marina del Rey and Playa Vista are both worth an honest look. The wider version is on downsizing. Start with a valuation or get in touch, and call 310.708.7717.

Frequently Asked Questions

Why do the online estimates for my Del Rey house disagree?

Usually because they pull comparables from Culver City or the Marina based on the mailing address or the ZIP. Del Rey is its own market and is routinely misidentified, so the comparison set has to be built deliberately.

Is a single-story house easier to sell here?

It's a real asset and it's often under-marketed. Many buyers search for it specifically. It's also worth asking whether it means you can stay put rather than move at all.

Do I have to decide anything now?

No. Most people who ask for a number are a year or more from moving, which is the sensible time to ask. A valuation and a plan cost nothing and there's no pressure attached to either.

Del Rey

What downsizing looks like in Del Rey

One of the more affordable pockets of the Westside, inland of the Marina, with the Ballona Creek bike path along its southern edge.

Del Rey is the Westside neighborhood most people can't place on a map, which is exactly why it still represents value.

The homes
A 2.7-square-mile pocket of post-war single-story homes, low apartment courts, light industrial blocks, and newer infill. The historic grid around Glencoe, Alla, Inglewood, and McConnell is what locals mean when they say Del Rey. North of Washington the stock is original 1940s and 50s single-family with more remodels.
Why people choose it
Buyers who want Westside access without Mar Vista or Marina pricing.
Schools people ask about
LAUSD assignments apply throughout, including in the northeast quadrant that feels close to Culver City. Buyers regularly assume Culver schools and are wrong. Worth checking the assignment before writing an offer.
Getting around
Lincoln Blvd runs the western edge; Washington, Culver, and Jefferson are the main arterials. The Ballona Creek bike path puts the beach about 20 minutes away by bike.
Nearby
Bill Rosendahl Del Rey Park at 4601 Alla, the Ballona Creek bike path, downtown Culver City just over the eastern line, and the Marina two blocks west of Lincoln.
The trade-off
You give up the walkable retail of Mar Vista and the water frontage of the Marina. You get materially lower pricing for a location between both. USPS often addresses Del Rey homes as Marina del Rey 90292, which confuses buyers constantly.
